The current financial market is confusing and volatile, which leads many potential buyers or property owners to HUD or FHA financing (especially the sub-prime mortgage industry). HUD, however, requires properties to meet minimum HUD standards for health, construction and safety for FHA financing. The guidelines change frequently and can vary for different types or locations of properties.
Micah Rothrauff has been certified to provide FHA appraisals for over 15 years and is one of the area’s leading and most experienced FHA appraisers.
Four Seasons Appraisal Services, LLC is also a leading provider of FHA Reverse Mortgage appraisals for local and national lenders.
NOTE: Four Seasons Appraisal Services, LLC is not a licensed home inspection service. HUD no longer requires a home inspection on each HUD loan. In lieu of a full home inspection by a certified home inspector, HUD places certain additional inspection requirements in addition to the real estate appraiser’s normal property inspection, many of which are commonly observed items. Certified Home Inspectors provide a much more detailed analysis of the property than does an FHA appraisal. An FHA appraisal should not be substituted or considered as a full home inspection. There may be additional unseen items that the appraiser is not qualified to determine or examine, such as defective wiring, heating or other mechanical elements in the furnace or hot water tank, flue liners, etc.
